Refinance Closing Costs Explained: What You'll Actually Pay

The short answer: refinancing typically costs 2–5% of your loan amount in closing costs. On a $300,000 mortgage, that's $6,000–$15,000 — due at closing, not spread across your payments. The key question isn't the cost; it's how fast your monthly savings pay it back.

Lenders love advertising the new lower rate. They mention the closing costs quietly, somewhere on page 9. Here's everything they charge, what's negotiable, and how to tell if it's worth it.

Where the money goes

FeeTypical rangeNegotiable?
Loan origination0.5–1% of loanYes — shop lenders
Appraisal$300–$600Rarely
Title search & insurance$500–$1,500Sometimes
Credit report$30–$50No
Prepaid interest & escrowVariesNo (not a fee, it's your money)
Recording fees$50–$250No (government)

Ranges per Bankrate. Your Loan Estimate (which lenders must provide within 3 days of application) lists every fee for your specific loan — compare at least 3.

The break-even math (the only math that matters)

Divide your total closing costs by your monthly savings. That's your break-even point — the month you start actually profiting.

Example: $9,000 in closing costs ÷ $250/month saved = 36 months to break even. If you'll sell or move before month 36, the refinance loses you money — even with a great rate.

This is why "should I refinance" is the wrong first question. The right one: "will I stay long enough to break even?"

3 ways to pay less

  1. Negotiate the origination fee. It's the biggest line item and the most flexible. Lenders competing for your business will cut it — but only if you ask with competing offers in hand.
  2. Consider a "no-closing-cost" refinance. The lender covers costs in exchange for a slightly higher rate. You pay nothing upfront but more over time — run the break-even both ways before choosing.
  3. Ask about an appraisal waiver. If your loan-to-value is low and your lender's system allows it, skipping the $300–$600 appraisal is pure savings.

Quick answers

Can closing costs be rolled into the loan?

Yes — most lenders let you add them to the balance instead of paying cash at closing. But then you're paying interest on your closing costs for 30 years, which makes them significantly more expensive. Cash at closing is cheaper if you have it.

Are refinance closing costs tax-deductible?

Some are (like points), spread over the loan term — but rules change and everyone's situation differs. This isn't tax advice; ask a tax professional about your specific case.

How accurate are online closing cost estimates?

They're ballparks. Your actual costs come from the Loan Estimate your lender provides — by law, within 3 business days of your application. Never decide based on an ad's numbers alone.

General information only, not financial advice. Closing costs vary by lender, state, and loan type. Consult a licensed mortgage professional about your situation.
